What is an appraisal? 

An appraisal is a professional opinion of value based on current market conditions that is conducted by a licensed or certified appraiser. Different factors of the property such as location, size, condition, amenities, and comparable properties are taken into consideration.

What happens during an appraisal?

If you are having a full appraisal, the process begins with an appraiser making a physical appearance at the property. The professional will take down notes, take photos, and gather measurements of the buildings on site. Then, they will research the market to find homes that have sold recently and are comparable to your property. A report is then drawn up. That report typically includes: detailed descriptions of the property, a market analysis, and the appraisers estimate of value.

If you are having any other type of appraisal that does not require a physical appearance, the appraiser may gather their information via a drive by inspection (where they take down notes from the street,) or by gathering thier information from real estate agents, county records, or other reliable resources.
